NOTICE OF PUBLIC HEARING
Land Use By-law Amendments
TAKE NOTICE that Kentville Town Council will be holding a PUBLIC HEARING on Monday, March 23, 2026 at 4pm in Council Chambers of Town Hall, 354 Main Street, Kentville, NS. Council intends to consider at this meeting the following proposal at that meeting:
Planning Application: An application has been received to amend the Land Use By-law by:
- Rezoning 160 Main Street (PID 55246573) from the One and Two Unit Dwelling (R2) Zone to the Medium Density Residential (R3) Zone; and
- Amending the Land Use By-law text respecting change of use within existing buildings.
The proposed text amendment is intended to facilitate the proposed change of use at 160 Main Street (bed and breakfast units to residential dwelling units) and would apply Town-wide wherever the relevant provisions of the Land Use By-law apply.
Any interested persons who wish to speak on the matter are welcome to attend and make their opinions known to Council. Visual presentations, such as PowerPoint, and written submissions must be provided to staff before 12pm on the business day immediately preceding the Hearing. NOTICE OF PUBLIC HEARING
Municipal Planning Strategy and Land Use By-law Amendments
TAKE NOTICE that the Council of the Town of Kentville will hold a PUBLIC HEARING on Monday, March 23, 2026 at 4:30 p.m. in Council Chambers, Town Hall, 354 Main Street, Kentville, NS.
Council will consider amendments to the Municipal Planning Strategy and Land Use By-law to establish a framework for Large-Scale Housing and Community Development.
The proposed amendments would:
- Amend Policy GD-5 of the Municipal Planning Strategy to require a Development Agreement for Large-Scale Housing and Community Development in the Large Lot Residential (R5) Zone;
- Add definitions for Large-Scale Housing and Community Development and Multi-Unit Dwelling Community; and
- Amend related Land Use By-law provisions to clarify when coordinated residential developments are considered by Development Agreement.
The purpose of the amendments is to align policy direction with regulatory implementation for complex residential developments.
Any interested person may attend the Public Hearing and make their views known to Council. Written submissions and visual presentations must be submitted to Planning and Development Services no later than 12:00 p.m. on the business day immediately preceding the Hearing.
