Land Use and Subdivision By-law
TAKE NOTICE that Kentville Town Council amended the Land Use and Subdivision Bylaws to:
- Establish phased subdivision approval provisions, including distinctions between local and collector streets;
- Regulate limited-access street systems (cul-de-sacs, temporary turnarounds, looped streets);
- Revise lot frontage requirements in the Medium Density Residential (R3) and High Density Residential (R4) zones;
- Establish connectivity incentives linked to density bonusing;
- Introduce collector street provisions requiring Town Engineer review where thresholds are exceeded;
- Address legacy streets that exceed current standards;
- Require the reservation of corridors for future street connections, administered jointly by the Development Officer and Traffic Authority; and
- Require a phasing agreement at tentative subdivision for a phased development.
Council gave Second Reading to the amendments on October 27, 2025.
The amendments were reviewed by the Provincial Director of Planning, who confirmed they are consistent with provincial interests. In accordance with the Municipal Government Act, Ministerial approval is not required.

Heritage Property By-law
TAKE NOTICE that at a public meeting held January 27, 2025, Town Council approved the new bylaw Chapter 110 Heritage Property Bylaw.
This Bylaw outlines the process of registering heritage properties with the Town of Kentville, and guidelines for maintaining sites once designated.
The amendments were reviewed and approved on February 4, 2026, by the Minister of Municipal Affairs, who confirmed that the By-law is consistent with all requirements of Section 12(6) of the Heritage Property Act.
